Once we’ve found your ideal property, our experienced team will help draft your Offer to Purchase. Together, we’ll outline fair terms, including property price, any desired possessions, applicable contingencies, payment schedule, and escrow closing date.
To protect your investment, we’ll conduct a thorough title investigation in the public registry of property and commerce in Quintana Roo, Mexico. This confirms the property is free of liens or debts. After verification, the Escrow company will draft a binding purchase agreement.
Once we’ve confirmed a clear title, the Offer to Purchase will be formalized in a Promissory Agreement, legally securing your commitment to the property.
Next, we facilitate the title process through a Mexican bank, ensuring the property is titled in your name (or that of your chosen entity). Options include a Trust, Escritura, or Mexican Corporation.
In Mexico, title execution requires a notary public. If you’re unable to attend in person, we’ll help arrange for an apostille from your home state, if applicable.
Following the signing, you’ll receive a certified copy of the Escritura Pública. Within two months, the original will be recorded in the public registry of property and commerce in Quintana Roo.
